Water Report:
Jim provided a cost analysis for both locations that are currently being considered for the new water reservoir tank. Due to the current location of our reservoir being too small, concerns brought to the board by the property owner and the consequences of installing a larger tank, construction timeline, etc the board is needing to move forward with the possibility that the new tank will be moved to a community space, most likely by the baseball field. While the physical cost will be much less than keeping it at the current location, the additional costs of a backup generator, pumps, booster pumps, additional facility that may be needed to hold equipment and a small road that will need to be installed add to the cost of the project, making it quite costly.
Further conversation included what rates would look like (fluctuations with fuel prices) for the project. Deisel vs Propane options, needing to upgrade to “true 3 phase power” which will cost around $4800.00 and take about 24 hours of work. Current reservoir will be used as back up as needed.
A decision needs to be made about what option we choose so we can move forward with permitting, grant and loan application process with the goal of work to be completed in 2027 and not putting this off until 2028.
There will be a presentation at the June Annual meeting as to where things stand.
Treasurer’s Report
At time of meeting $30,000 was received as for maintenance fees.
$250,000 in the bank at this point. One CD will renew 1st of June and the 2nd one will renew in July

The board will need to look into either fixing or replacing our current tractor/ lawn mower with costs ranging from $2,000-$5,000. Current equipment will most likely last this year, will be revisited later.

Karl has budget authorization of $400 to get a bid to test the meters. Motioned by Danielle, 2nd by Jim. Motion approved
Susan will ask Mr Griffin if he wants a check or credit due to overpayment
Jim will connect with Steven Dimmitt re: his request for boundary adjustment on lot 18. If this will be allowed by the county and what a fair market value is for the additional land he is wanting.

General questions were asked about the collection process for annual dues, water bills, special assessments, etc. Our process and timeline were explained, however there was still concern/frustration regarding nonpayment from some property owners.
